Excavation and foundation dewatering

Foundation work around Sanford digs into groundwater more often than not. The seasonal high water table across Seminole County commonly sits three to six feet below grade, which means a standard footer dig meets water in the wet season and a stormwater vault or lift station pit meets it in any season. For most pads and footers the method is a perimeter wellpoint system that predrains the footprint before excavation. The payoff goes past dry boots into soil mechanics: predrained sand holds vertical cuts, passes compaction, and carries the bearing values your engineer assumed. Excavating below the water table without predrainage turns the same sand quick, and no amount of open pumping fixes bearing capacity after the bottom has boiled.
Deeper structures change the design, not the promise. Past roughly 15 feet of drawdown we stage the system, and past the point where staging makes sense we tell you plainly that the job needs engineered deep wells rather than pretending wellpoints stretch forever. That honesty up front is cheaper than discovering the limit with your crane on site.
Duration is the other cost driver owners forget. A foundation system typically runs weeks, so our pricing separates the setup from the pump weeks, published at $1,900 to $3,300 per four week block with maintenance and fuel included. Long pours and slow inspections cost pump time, and the table lets you price that risk before you carry it.

Foundation questions
Can you keep a foundation dry all the way through pour and cure?
Yes, that is the whole job. The system runs from before excavation until backfill brings the load back over the water table. Stopping pumps the day of the pour is how slabs crack and footers float; ours run until the structure can take the water back.
My excavation goes 18 feet down. Can wellpoints handle that?
Not in one stage. Suction lift runs out around 15 feet, so an 18 foot cut gets a two stage system with the second header on a bench. It prices in the large project range and we scope it from your geotech report and plans.
Will dewatering my site cause settlement next door?
Controlled drawdown does not have to. We lower the water table only as deep as the excavation needs, screen the points for the soil so fines stay in the ground, and monitor at the property line on tight sites. Overpumping is a choice, and we do not make it.
What is the difference between this and just pumping the hole out?
Pumping an open hole fights water after it arrives and turns the floor to soup. Predrainage with wellpoints removes the water before you dig, so the soil stays in place and bearing capacity survives. Open pumping has its place for slow inflows, and our sump page covers when.
